In a recent article by the Saskatoon Star Phoenix, students should expect to see a potential tution hike in 2009.  The University of Saskatchewan is currently in budget discussions with the Saskatchewan Party.  The prior NDP government had put in place tution freezes back in 2005 and 2006 to help stablize the rising costs for students.  There are pros and cons to a tution freeze and in the current Saskatoon real estate market, these are even bigger.

As all of you know, the Saskatoon real estate market has boomed ove the last 2 years.  With that we have seen a huge decline in affordable rental properties for students.  The vacancy rate in Saskatoon is at an all time low and with rising housing costs this will only continue.  Many parents for future University of Saskatchewan students are already thinking ahead and buying condos around the city while they are still affordable.  This will ensure that their children will not have one more challenge to overcome when they head off to University.  As real estate prices continue to rise in Saskatoon and now the possibility of tution going up, it will be a bigger challenge for those students just making it now.

In Saskatoon, Saskatchewan, if you want to live on the golf course (which you can only enjoy a few months out of the year) you pay BIG bucks. Even to buy a condo, you are looking at about half a million. I am excited to announce that I am representing a condo development on a golf course and a marina in Mazatlan! With the strong real estate market Saskatoon and Saskatchewan real estate in general, this would be the most opportune time to buy a luxury condo in Mexico to later retire in and to rent out while you are not there. These units are incredible, and much different than how we do construction in Saskatchewan! The finishings are very high end and the views of the golf course and marina are amazing. Today, April 22nd is Earth Day around the world.  Earth Day is a day set aside for people to evaluate and think about how they live their lives and how they can be more environmentally friendly.  The city of Saskatoon is celebrating Earth Day 2008 and providing activities related to the day.  It is a chance for Saskatoon home owners to make personal choices and take a bit of extra effort and do something for the environment.  There are many things that us as Saskatoon residentscan do that will make a big difference in the impact we have on the environment.  Recycling is one of the easiest things to do which most people overlook.  Saskatoon offers many recycling depot locations around the city as well Sarcan is widely accessible to all residents.  One benefit of recycling cans and bottles at Sarcan is that you also get a bit of spending money while doing it.  Within Saskatoon you can also sign up for the Curb Side Recycling program which will come directly to your home and pick up paper and plastics.  As a resident of Saskatoon be sure to do your part and make a difference in the environment.

The city of Saskatoon will be hit by a big spring storm this upcoming weekend.  Environment Canada has released a statement indicating that residents of Saskatoon could see up to 50cm of snow starting Saturday evening until around Tuesday.  It is recommended that people limit their travel as road conditions will be affected.  If you currently house hunting or involved in the Saskatoon real estate market the weather may have an impact on it this weekend.  Be sure to take care of any necessary things tomorrow and be prepared to stay at home over the next few days if at all possible.  If you are interested in the Saskatoon real estate market and are looking for something to do, be sure to check out my website.  I have provided in depth information for both buyers and sellers for the Saskatoon and surrounding area real estate market.  If you are interested in getting involved be sure to contact me and I can line things up for you as soon as the storm passes.  Be sure to be safe over the weekend!

The city of Saskatoon released it’s initial budget for 2008 which indicates that Saskatoon real estate owners could be facing an 8.6 per cent property tax increase.  This increase would be the largest property tax increase Saskatoon home owners have faced in 26 years.  The property tax increase is directly related to the increase of demand in the Saskatoon real estate market.  The city is indicating that the property tax increase will help assist in the cost of providing utilities to the new Saskatoon neighborhoods development currently underway.  The city has developed several new neighborhoods including Willowgrove and Stonebridge but other neighorhoods are planned such as Rosewood and Blarimore.  As the city of Saskatoon continues to grow and expand homeowners will need to float the bill for the development.  Be sure to visit my Saskatoon real estate website for up to date information on the current Saskatoon market.

If you are unfamiliar with the event called Earth Hour, here is your chance to learn about it and get involved.  Earth Hour is an event organized by the World Wildlife Federation and brings awareness to the issue of global warming.  People around the world are encouraged on March 29th between 8pm and 9pm to turn off their lights, televisions, computers and other electronic devices.  Major cities such as Sydney, Australia have taken part of this shutting down major areas of the city and having millions of people gather with candles to show their support.  I believe this is a great opportunity for people that own real estate in Saskatoon to show their support and turn off all of their lights.  No matter if you own Saskatoon residential real estate or commercial real estate turn off your lights, computers, televisions and anything else you can during this time.  Companies like C95 in Saskatoon will be participating so why don’t you?  Be sure to check out the video below to learn more about this amazing event!

In most real estate markets there are times when it will be very busy and times when it will be quite slow.  In all of 2007 the Saskatoon real estate market didn’t experience any down time.  The Saskatoon real estate market was the fastest growing market in the entire country.  By the end of 2007 the average selling price of a Saskatoon home was $232,362.  In January 2007 average price was $190,037 and it ended in December 2007 with $255,271.

Over the holiday season we experienced a short slow down which most anticipated would carry until late February or early March.  This however is not the case as we have already seen in January, 2008.  The Saskatoon real estate market is back at it again as we have already started seeing bidding wars on homes as early as the beginning of January.  In many instances Saskatoon homes are being sold within a day or two after being listed on MLS.  If you are looking at buying real estate in Saskatoon and wanted to wait until spring you may want to reconsider and look at buying something sooner.  With the way the market has started this year we will continue to see prices increase.
